GENERAL TERMS AND CONDITIONS OF SALE - Le Chalet de la Hullet


Article 1: Purpose and Scope

  • These General Rental Conditions (GRC) govern the seasonal rental of the cottage "Le Chalet de la Hullet" (hereinafter referred to as "the Cottage"), owned by the Lessor (hereinafter referred to as "the Lessor").
  • The Tenant (hereinafter referred to as "the Tenant") accepts, by simply making and confirming a reservation, all of these conditions and the associated house rules.
  • The rental is granted for a minimum duration of two (2) nights.

Article 2: Capacity and Nature of the Stay

  • Capacity : The Cottage is rented for a maximum capacity of six (6) people. It is strictly forbidden to exceed this number, except for a baby (under 3 years old) whose presence must be reported at the time of booking. The Lessor reserves the right to refuse access to the Cottage or to terminate the stay immediately if the number of occupants exceeds the authorized capacity, without any refund being claimed.
  • Nature of the Stay : The Cottage is a place for family relaxation and rest. Parties, events, and bachelor or bachelorette parties are strictly prohibited. Pets are also prohibited.

Article 3: Financial Conditions

  • Rental Price : The rental price includes the provision of bed linens and bath towels, end-of-stay cleaning (subject to Article 8), utilities (water, electricity, heating under normal use), and internet access (WiFi).

  • Payment terms :

    • The total amount must be paid to confirm the reservation.

Article 4: Security Deposit

  • Amount : A security deposit of 400 € (five hundred euros) is required.
  • Terms : This deposit is not cashed. It is secured via a bank hold (pre-authorization) requested before arrival. The Tenant will receive a secure link for this purpose. Failure to provide this pre-authorization before entering the premises will result in the cancellation of the stay at the Tenant's expense.
  • Return : The hold will be automatically released within 7 days after departure, provided that no damage, no breach of regulations, or no additional cleaning fees have been noted.

Article 5: Cancellation Conditions

    Any cancellation must be notified in writing (email or via WhatsApp).

  • Cancellation by the Tenant : 

    • Cancellation more than 7days before arrival: the deposit is fully refunded.

    • Cancellation between 7 and 0 days before arrival: 30% of the total amount is retained by the Landlord.

  • Cancellation by the Landlord : In case of cancellation by the Lessor, they agree to refund the Tenant the full amount received. The Lessor cannot cancel the rental between 7 and 0 days before arrival.

Article 6: House Rules and Tenant Obligations

    The Tenant agrees to occupy the premises as a "good family man" and to strictly adhere to the following rules as well as the house charter provided in a binder in the living room:

  • Respect for Neighbors and Nuisances:The Gîte is located near neighbors. For everyone's respect, any noise outside (music, loud discussions, etc.) is strictly prohibited after 10:00 PM and before 8:00 AM. During the day, the noise level must remain decent.

  • Use of Equipment (Jacuzzi and Sauna) :

    • It is strictly prohibited to drink or eat inside the jacuzzi and sauna for hygiene and safety reasons.

    • The use of these facilities is entirely the responsibility of the Tenants. The Lessor cannot be held responsible in case of an accident.

  • Use of Wellness Equipment (Jacuzzi and Sauna) The use of these facilities is strictly reserved for the Tenants of the Gîte. It is done at their sole and entire responsibility. The Lessor cannot be held responsible in case of an accident, injury, or health issue related to their use.

     ​Specific Rules for the Jacuzzi (Spa):

    • Mandatory Hygiene:Asoapy shower is mandatory.before each entry into the jacuzzi. Creams, sunscreens, and other body products are prohibited in the water, as they severely damage the filters and the quality of the water.

    • Prohibitions : It is strictly prohibited to drink (alcoholic or non-alcoholic) or eat in the jacuzzi. Glasses (even plastic) and sharp objects are prohibited in the immediate vicinity.

    • Safety : Do not jump into the jacuzzi. Use is not recommended for pregnant women and individuals with heart problems, hypertension, or hypotension.

    • Children : Children under 12 years old are not allowed in the jacuzzi without the active supervision of an adult. The temperature should not exceed 37°C for them.

    • Closure : The insulating cover must be replaced on the jacuzzi after each use to maintain the temperature and cleanliness of the water. Never sit or lie on the cover.

    • Problem:Immediately report any anomalies (cloudy water, abnormal temperature, suspicious noise) to the landlord.


    • Specific Sauna Rules :


    • Hygiene : The use of a personal towel is mandatory to sit or lie on the benches. The body must not be in direct contact with the wood.

    • Prohibitions : It is strictly prohibited to eat and/or drink in the sauna.

    • Safety : Never dry clothes or towels in the sauna (fire hazard). Do not touch the stove / hot stones.

    • Usage : Use is not recommended for pregnant women and individuals with heart or respiratory problems. Do not exceed 20 minutes per session.

    • After use : Leave the sauna door slightly open after use to allow moisture to escape. Ensure that the stove is completely turned off.



    • Sanctions : Failure to comply with these hygiene rules (e.g., using sunscreen in the jacuzzi, not showering) leading to water contamination or equipment degradation (e.g., clogged filters) may result in a deduction from the deposit corresponding to the costs of restoration (complete draining, shock cleaning, filter replacement).


  • Use of property and equipment : The Gîte provides a washing machine, a fully equipped kitchen, utensils, board games, etc. The Tenant agrees to use them carefully and to keep them in good working condition.
  • Damage and breakage : The Tenant must immediately report to the Landlord any breakage, damage, or malfunction, even minor.

  • Specific prohibitions :

    • The Gîte is non-smoking.

    • Pets are not allowed.. 

Article 7: Inventory and departure tasks

  • Inventory : An inventory check-in and check-out may be conducted. In the absence of a contradictory inventory, the Tenant is deemed to have received the Accommodation in perfect condition.

  • Mandatory departure tasks : Although the end-of-stay cleaning is included, the Tenant agrees to return the accommodation in a proper state of cleanliness. Before departure, the Tenant must necessarily:

    • Empty all trash bins and place them in the designated area.

    • Empty the dishwasher and put the clean dishes away.

    • Empty the refrigerator and freezer of all food.

    • Clean the barbecue if it has been used.

    • Gather the used linens (sheets, towels) in the designated area.


  • If the Accommodation is returned in an excessively dirty state requiring additional cleaning hours, a fee will be deducted from the deposit.


    Article 8: Responsibility and penalties

  • Deposit deductions : The Tenant agrees that the Landlord reserves the right to withhold all or part of the security deposit (€500) in the event of:

    • Non-compliance with house rules.

    • Damage, breakage, or loss of furniture or equipment.

    • Non-compliance with departure tasks or cleanliness deemed insufficient.

  • Exceeding the deposit : If the costs of restoration or the amount of damages (material or immaterial, e.g., complaints from neighbors resulting in a penalty) exceed the amount of the deposit (€500), the Tenant agrees to pay the difference upon presentation of supporting documents (quotes, invoices).
  • Legal action : In case of refusal to pay fees exceeding the deposit or in the event of a major dispute, legal action may be taken in the competent court.
